nations second largest off-price retailer. We are looking to hire a Director of
Real Estate Market Research at our corporate offices in Pleasanton, California.
Ross is a fast-paced growing company with $6 Billion in Sales, and approximately
890 Stores in 27 States with 2 store concepts.
Job Description
The Director of Real Estate Market Research
will play a key role in site selection analysis for Real Estate and lead the GIS
function within Property Development. The Director of Market Research will
report to the Vice President of Real Estate Market Research. The position will
supervise the preparation of site research and Real Estate Committee submittals
for use by the Real Estate and Executive Committees. Additionally, the Director
will analyze future store growth (5 Year Plan), maintain the Property
Development databases, assist in the process of negotiating for site selection,
perform and present in-house market research studies and reports using
geo-demographic applications, and assist in primary research methodology and
statistical analyses. This position will conduct research to further the
development of the Real Estate Market Research Group by utilizing the latest
methodologies and technology.
RESPONSIBILITIES:
MARKET RESEARCH AND ANALYSIS
Initiate, study and manage various market research studies and special
reports concerning multiple aspects of Property Development.
Access and process demographic information as needed for locations being
considered for new/existing stores and markets using demographic data and
MapInfo GIS Systems along with other primary research methods.
Perform and update analysis concerning dds and Ross Core Customer
segmentation and assist in the development of a model to enhance the
performance of site selection (i.e.
Core customers, regression analysis, site-selection/sales projection
models).
Provide strategic analysis concerning potential sites, trade areas,
cannibalization and voids within all existing and future markets.
Maintain and update the 5-year plan. Participate in meetings throughout
the year and analyze data for the 5-year planning process.
Research and introduce new ideas pertaining to various topics of concern
to the Market Research department.
Work with Finance to maintain a current and updated proforma for new and
existing store locations, remodels, expansions and other special requests.
Some Travel to markets and proposed sites, various additional
conferences/seminars related to market research, (GIS) and other
retail-related topics.
SITE SUBMITTAL PREPARATION &
RECOMMENDATIONS
Research and review all Ross and dds site submittals to insure they meet
the criteria.
Present to the Real Estate department and the Real Estate Committee for
review.
Be knowledgeable concerning all aspects of each proposal in analyzing and
making recommendations for existing and new market opportunities.
SUMMARY OF OTHER JOB DUTIES (combined)
Strong
familiarity and understanding of standard lease forms and lease summaries
used within the department.
Understand financial aspects of real estate for analyses of potential
acquisitions.
Manage and update a database of competition, major retailers, shopping
centers and other variables used in the process of analyses and site
selection.
Manage, update and administer the Property Development databases,
including pdSiteLinks.
Give direction to the Market Research Administrative Assistant for
preparation of any correspondence, typing, photocopying, distribution of
memoranda and other clerical needs as required.

QUALIFICATIONS AND SPECIAL SKILLS
REQUIRED:
5 years
experience in retail store location strategies and sales forecasting either
for a retail company or a consulting firm.
Retail industry experience and management experience is required.
College degree required with emphasis on Geography, Real Estate or Market
Research.
Must be computer proficient with advanced level MapInfo, MapBasic, Word,
Excel, Access and PrimeLocation or other Demographic Software (Claritas).
Must have outstanding analytical and project management skills, excellent
attention to detail and handle multiple projects effectively.
Must be comfortable with communication and presentation of research
materials to Executive teams.
Strong understanding and knowledge of database principles.
Position requires extreme confidentiality in handling/distributing reports
and studies based on companys proprietary information.
